Every community has a story.
At Southstar, we’re not much into formulas. We believe in meeting the individual needs and helping to fulfill the unique aspirations of each community where we build. That means listening. Collaborating. Carefully weighing. Thinking and re-thinking. Finding fresh new ways to create the fresh new (and sometimes award-winning) places where people can live their best lives.

Vintage Oaks
New Braunfels, TXAcres of rolling ranch land. Open meadows and hundred-year-old oak trees. It’s quintessential Hill Country. And yet it also feels like a setting straight out of rural Tuscany. Vintage Oaks is a custom home community featuring 1-5-acre homesites with ancient oaks, rolling hills and unbeatable amenities. The Tuscan clubhouse is a favorite place for community gatherings, with its grand architecture of rugged stone, wood and iron. Trails weave among the hills and creek beds. Large homesites give residents the freedom to follow their own vision of Hill Country architecture — whether a classic limestone expression or something more contemporary. Beyond the many pools, fitness center, parks and trails, Vintage Oaks is a vibrant, connected community of residents who celebrate year round, with events like the free summer concert series, Halloween hayrides, Christmas sledding parties, monthly wine socials and so much more.

Mission Del Lago
San Antonio, txNearing completion and consistently one of the best-selling new-home communities in the San Antonio area, Mission del Lago began as a far-sighted plan by former State Attorney General Jim Mattox to create the first planned community in Southside San Antonio. We took that plan and up-leveled it, introducing the 18-hole Mission del Lago golf course, an elementary school, public parks and a trail network. We connected the community to the Medina River Greenway Trail (part of the Howard Peak Greenway system) and the Mission Reach Trail. And we created a housing mix that ranges from workforce and market-rate apartments to entry-level, move-up and custom single-family homes. Mission del Lago operates within what has become one of the City’s most successful public-private Tax Increment Reinvestment Zones, which has been managed by Southstar for nearly a decade and has delivered millions of dollars in public improvements for the area.

Bartram Springs
Jacksonville, FlIn the early 2000s when growth in St. Johns County was outstripping the supply of developable land, Bartram Springs offered a smart path of expansion. Located in southern Duval County, minutes from Ponte Vedra Beach, St. Augustine and various employment centers, Bartram Springs was designed around a large, beautiful wetland area. With the ambiance of an “Old Florida” community surrounded by conserved nature, Bartram Springs provided room for an elementary school and commercial space and sparked the development of additional needed schools and commercial which were absent before Bartram Springs existed.

Metrowest
Orlando, FLWhen Southstar acquired MetroWest, it was in its fifteenth year of development and was experiencing a drop in sales momentum. But seeing its scale and its accessibility to downtown Orlando, we felt the project held great potential. So we stepped in with a plan to reposition the remaining parcels and reinvigorate the sales process. Working closely with local government, we obtained modifications and variances to zoning and site plans in order to address changing market conditions, enhance value and accelerate absorption. Within three years, we achieved total parcel sellout. Now, with its 18-hole Trent Robert Jones golf course, a public elementary school and a robust mix of homes, workplaces, shops, restaurants and outdoor gathering places, MetroWest is the picture of a successful community development.
