January 2025 Mayfair Project Update
Mayfair has welcomed its first families, marking an exciting step for the community as development continues. With children already riding their bikes through the streets, and residents enjoying evening walks with their dogs, this growing neighborhood is quickly becoming a dynamic and inviting place to live.
Construction Updates
- Construction on Fairway Park is almost complete, with an opening event expected to take place in March.
- Mayfair’s Comal ISD elementary school continues construction and will open in the fall and the Comal middle school is slated to break ground this Spring.
- The second neighborhood of single-family homes is nearing infrastructure completion and three more model homes by David Weekley and Scott Felder Homes will be open in the spring.
- The Village at Mayfair is underway with bungalow-style rental homes slated to begin pre-selling later this year.
By the end of 2025, Mayfair will expand its home offerings from just single-family homes to townhomes, cottages, and rental homes.
Midtown Mayfair
Midtown Mayfair, Mayfair’s signature retail and recreation district, will break ground this quarter with its first phase scheduled to open in Summer 2026. This initial phase will include three of the planned eight buildings in the town square.
- Celebration Hall: An open-air pavilion ready for any celebration — events, activities, markets, and gatherings with friends and family.
- Midtown Swim Club: A private oasis for Mayfair residents with a two-tier swimming pool — one catered to families and one designed for adults. Cabanas and lounge areas line the pool along with lawns for games, picnics, and more.
- Welcome Café: The place for residents and visitors to grab a coffee, meet up with friends, or learn about all things Mayfair. It’s also home to Southstar headquarters and the Mayfair HOA.
Future phases will include retail shops, restaurants, and more recreation opportunities for neighbors.
Mayfest 2025
Save the date for Saturday, May 10 to join us at the 2nd Annual Mayfest celebration in Mayfair! This is our biggest party of the year with food trucks, live music, local vendors, model home tours, and TONS of activities for residents and visitors of all ages.
