Midtown at Mayfair to break ground late 2024 in New Braunfels
When driving north on I-35 in New Braunfels, paved roads and bustling construction can be seen at the development site of Mayfair, a master-planned community.
Mayfair has announced that it will begin breaking ground on Midtown Mayfair by the end of the year.
While the developer has revealed some possible concepts for the town square-style project, nothing has been set in stone regarding the future availability of specific retail and big-box stores.
That includes the murmurings of a Costco Wholesale coming to Mayfair in New Braunfels.
While Mayfair developers said they have had discussions with Costco, there currently isn’t a finalized commitment to a store location within the development.
“We’re definitely talking to groups like Costco, and we’re talking to retailers and other things that would just directly benefit the people that already live in New Braunfels,” Southstar CEO Thad Rutherford said. “All of the things that we’re designing at Mayfair, and we’re planning at Mayfair have either direct or indirect benefit to people that already live in the region, and that’s the core of Mayfair is that we want people to understand that growth is here and it’s going to naturally occur, and we want it to be as thought out and as thoughtful as possible.”
Details on specific stores available at Mayfair will be announced in the future; meanwhile, there’s news on the forthcoming Midtown development.
Midtown will serve as the development’s eight-acre town square.
According to Rutherford, this neighborhood commercial area will include park space, recreational components and a marketplace.
Marketplace plans include a covered open-air barn concept for mixed-use.
The plan also has an open-air park with a playscape and an event space for people to gather.
“The whole idea is that the sidewalks and the roads, all of it to be designed in a way that is walkable, safe, enjoyable for events, enjoyable for lunch, for small things, and large things … to be very adaptive and resilient and sustainable,” Rutherford said. “Then we’re gonna have … some traditional coffee shops, some retail opportunities that kind of play into that kind of energy that we’re trying to create.”
Additionally, there is a possibility for a carousel and a roller skating rink to be located in Midtown.
Currently, Mayfair is considering some historic carousel options, which may involve moving the ride to a different and enclosed location outside Midtown.
“We think these (types) of playful and fun and well thought-out amenities bring all the gamut of people that we want engaging in Mayfair — just more happiness,” Rutherford said.
While Rutherford said some parts of Midtown will be built and possibly open in 2025, individuals wanting to visit and know more about Mayfair won’t have to wait long.
On May 11, Mayfair is hosting its first annual festival, Mayfest.
This free event will include live music, food trucks, activities, local vendors and a beer and wine garden.
Moreover, there will be early-bird tours of six to eight model homes at various completion steps.
